Instagram DM automation for realtors
DMPilot lets a realtor automatically DM anyone who comments "price" or "available" on a listing Reel, send the listing or virtual-tour link with a button, and ask for an email for new-listing alerts. A licensed agent still handles the actual conversation.
Why does one listing Reel generate more DMs than you can answer?
A listing Reel that does well produces the same handful of comments over and over: "price?", "is this still available", "where is this", "what are the HOA fees". Each one is a real person who might buy, and each one expects a reply within the hour. You are usually at a showing, in a closing, or driving between the two. By the time you open Instagram, the comments are two days old and half of the people have moved on to the next Reel in their feed.
The second problem is that these questions arrive in public. Answering the price under the post is fine, but the follow-up, "can I see it Saturday", "what is the seller looking for", belongs in a private thread. Moving people from a comment to a DM by hand means opening each profile, writing the same message, and pasting the same listing link, thirty times per post. That is the part worth automating. The negotiation, the showing, and the advice are not.
What can DMPilot automate on a real estate account?
DMPilot handles three triggers: a comment on a post or Reel, a reply or reaction to a story, and a keyword inside an incoming DM. Each trigger can send a short message with a link button, and can optionally ask for an email. Below are four setups that map to how listings are actually promoted on Instagram. Keep the DM in your own voice and keep it short; a buyer reads it on a phone between other things.
Listing Reel: "PRICE" comment to listing link
Set the trigger keyword to PRICE. DMPilot posts a short public reply under each comment ("Just sent it ✨") and sends the DM: "Hi, thanks for asking about 14 Elm Street. It is listed at $489,000, 3 bed, 2 bath, on a quarter acre. Full photos, floor plan and disclosures are at the link below. If you want to walk it, reply with a day that suits and I will get back to you personally." Attach a tracked link button labelled View listing.
"Still available" comments during a hot week
Buyers type "is this still available" more than any other phrase on listing content. Use the keyword AVAILABLE, or match on the phrase itself, and send: "Yes, 14 Elm Street is still on the market as of today. Offers are being reviewed on Monday. Here is the listing, and you can reply here if you would like a private showing before then." Update the message text the day the status changes so the automation never says something that is no longer true.
Open-house post: "OPEN" comment to a virtual tour
For an open-house announcement, use OPEN as the keyword. The DM gives the practical details and a tour link for people who cannot make it: "Open house at 14 Elm Street this Saturday, 1 to 3pm. Parking is on Maple. If you cannot make it, the 3D walkthrough is at the link below. Reply with any questions and I will answer them myself." The tracked link tells you how many people took the virtual tour instead of, or before, showing up.
"Just listed" story: reply to a new-listings alert
When you post a just-listed story, any reply or reaction can trigger a DM that offers an alert list: "Thanks for the reply. I send a short email whenever I list something new in the area, usually before it hits the portals. Want in? Just reply with your email address." DMPilot asks for the email inside the thread and shows a consent line, so the person knows exactly what they are signing up for.
How do you turn DM enquiries into a buyer list you own?
Instagram comments disappear into the feed. An email address does not. DMPilot's lead capture asks for the email inside the automated DM and records it with a consent line, so you can move a buyer from a Reel to a new-listings email without asking them to leave the app. For a realtor this matters because a buyer who commented on one house is rarely buying that house; they are telling you their budget and their area. The list is where the next listing goes.
Be specific about what the email is for. "New listings in the North End, roughly once a week" gets more replies than "join my list", and it is the honest description of what you send. Keep the request as the last line of the DM, after the useful information, so the person gets the listing link whether or not they hand over an email. See Instagram lead capture compliance for what to say in the consent text.
Which numbers should a realtor actually watch?
Every link DMPilot sends can be a tracked short link with a click count and a click-through rate. For a listing account, that means you can see how many people who commented PRICE went on to open the listing page, and how many people who commented OPEN opened the virtual tour. Comment counts flatter you; click-through tells you whether the DM was worth reading. Note that tracked links are DMPilot short links, not analytics on your brokerage website.
- Comments per listing Reel that used the keyword, versus total comments. If most people ask without the keyword, change the caption or match on "price" and "available" as plain words.
- Click-through rate on the listing link. Commonly cited ranges vary widely by market; treat your first month as the baseline and compare listing to listing.
- Emails captured per story, so you know which kind of story (just listed, price drop, sold) actually builds the list.
- Replies that a human still has to answer. That number should stay high. If it drops to zero the automation is probably answering questions it should not.
What does DMPilot not do for a real estate account?
DMPilot is a small, focused tool and it is worth being clear about the edges. There is no visual flow builder; each automation is one trigger, one message, one optional link button and one optional email request. It does not run on WhatsApp or Facebook Messenger, only Instagram. Every automated message is text you typed and nothing is AI-generated, so it cannot invent a price or a promise. There are no multi-account or agency workspaces, so a brokerage with ten agents needs ten accounts. There are no product carousels.
More importantly for realtors, DMPilot is not a CRM. It stores the email a buyer gave you, but it does not qualify, pre-approve, or verify anyone, does not track them through a pipeline, and cannot tell you whether "price?" came from a serious buyer or a curious neighbour. It also cannot message anyone who has not contacted you first: no cold DMs to people who follow a competitor, no outreach to a scraped list. Instagram's rules require the first move to come from the buyer.
How do you keep a listing account inside Instagram's rules?
DMPilot is built on Meta's official Instagram API through an approved tech provider, which is the only way DM automation is permitted. The rules that matter most for listing content: one private reply per comment, sent within seven days of the comment, and a 24-hour window after a person's last message during which you can reply freely. A buyer who commented on a Reel three weeks ago is outside both, so a "price reduced" blast to old commenters is not something the platform allows.
Meta documents per-account limits. DMPilot only replies to people who commented, backs off and retries a send that hits a limit, and applies a 24-hour per-contact cooldown: a buyer who comments three times gets the public reply under each comment, and the automation sends them its link message at most once in 24 hours. Read the automation rules before your first campaign. DMPilot is free for up to 100 people a month with no card; Pro is $9 a month flat and adds email capture.
Frequently asked questions
Can I automatically DM people who comment "price" on my listing Reel?
Yes. DMPilot watches for a keyword such as PRICE or a phrase like "still available" in comments on a post or Reel and sends one private DM with your listing link. It also posts a short public reply ("Just sent it ✨") under the comment.
Can DMPilot send a virtual tour link inside the DM?
Yes. Any automated DM can include a link button, and the link can be a tracked short link so you see how many people opened the tour.
Does DMPilot qualify or verify buyers?
No. It sends the message you wrote and records an email if the person gives one. Qualifying, pre-approval and the actual conversation stay with a licensed agent.
Can I DM everyone who follows a competing brokerage?
No. Instagram only allows a business to message people who have contacted it first, by commenting, replying to a story or sending a DM. DMPilot does not support cold outreach.
Is Instagram DM automation allowed for real estate accounts?
Yes, when it runs on Meta's official API through an approved provider and respects the messaging window and comment-reply rules. DMPilot does both.
Can I collect buyer emails from Instagram?
Yes. DMPilot can ask for an email inside the DM thread with a consent line, which suits a new-listings alert. It does not sync to a CRM automatically.
Does it work for a team of agents?
Each Instagram account is set up separately. There are no multi-account or agency workspaces.
